Mark Roscioli is a telecom industry veteran, real estate investor, and partner at 17 Mile Real Estate. Over the years, Mark has helped property owners navigate telecom lease opportunities while also building a portfolio of residential and commercial real estate investments throughout the Philadelphia region and beyond. Today, he partners with Ben Long to continue growing 17 Mile Real Estate’s portfolio and client relationships.
How Did You Get Started in the Telecom Industry?
Believe it or not, my start in telecom real estate began while I was working as a caddy at Pebble Beach Golf Club. One day, I was assigned to a golfer who happened to be the president of a company that purchased telecom leases from property owners. We connected during the round, and he later offered me a sales position with his company.
That opportunity opened the door to the telecom industry and eventually led me into real estate investment, telecom lease acquisitions, and investment partnerships.
Why Is the Company Called 17 Mile Real Estate?
The name comes from the famous 17-Mile Drive near Pebble Beach and Carmel, California — the place where my telecom career began. The experience had such a major impact on my professional journey that I wanted the company name to reflect it. When Ben and I partnered together, we added “Real Estate” to better represent our focus and investment approach.
What Do You Look for in a Real Estate Deal?
I enjoy solving problems and working through complicated situations that others may avoid. At 17 Mile, we often say, “If it was easy, everybody would do it.”
Many of the best telecom and real estate opportunities require persistence, creativity, and strong communication between all parties involved. Our clients appreciate that we stay engaged throughout the process and work hard to find solutions that benefit everyone involved.
What Sets 17 Mile Real Estate Apart?
Our willingness to show up, be hands-on, and build real relationships makes a big difference.
In today’s world, many transactions happen entirely through email or over the phone. We still believe there is value in visiting properties, meeting owners face-to-face, and working through deals in person whenever possible. That personal approach helps build trust and create stronger long-term partnerships with property owners, brokers, and industry professionals.
How Has That Approach Benefited Your Business?
Many of our current opportunities come from referrals and repeat clients. Property owners and agents with whom we worked five or even ten years ago still reach out to us because they know we follow through on our commitments and treat people fairly. We are their “Telecom Guys.”
That reputation has become one of our greatest strengths. The telecom real estate industry is highly relationship-driven, and we believe professionalism, honesty, and responsiveness still matter.
What Advice Would You Give Someone Entering Telecom Real Estate?
Jump in and learn as much as you can. Find a company, mentor, or team you respect and gain hands-on experience wherever possible.
Both telecom and real estate are relationship-based industries, so maintaining professionalism and strong connections is extremely important. You never know who you may work with again in the future.
For anyone considering starting their own business, it’s important to understand the level of financial and personal commitment required. Success rarely happens overnight. Staying focused on your strengths and building expertise in a specific niche can make a major difference over the long term.
What Keeps You Grounded Through the Ups and Downs of Business?
Family is what keeps me grounded.
I’m recently remarried and balancing life between two households, five children, and regular travel between Lancaster and where my children attend school. It takes planning, flexibility, and commitment, but being present for my family is incredibly important to me.
At the end of the day, if something truly matters, you make time for it — and family will always come first.
